Wexford/Maryvale is a large residential neighbourhood in central Scarborough that delivers the fundamentals of suburban family living: detached homes on tree-lined streets, well-maintained parks, good schools, and commercial plazas within easy reach. The area runs between Lawrence Avenue and Eglinton Avenue, with Warden Avenue and Birchmount Road as the main north-south corridors. The housing is predominantly post-war bungalows and backsplits, with some newer townhouse infill adding density to the mix. The neighbourhood's commercial life is distributed across several plazas along Lawrence and Warden, offering groceries, restaurants, and services that cater to a diverse population of South Asian, Filipino, Caribbean, and East African families. Wexford Park, Maryvale Park, and the nearby Warden Hilltop Community Centre provide recreation and programming. The Scarborough portion of Line 3 (now transitioning to bus replacement and future subway extension) runs along the southern edge, and bus routes along the main corridors connect to the broader TTC network.
