The neighbourhood roughly spans the area east of Donlands and north into the former Borough of East York, a community that maintained its own identity long after amalgamation in 1998. Streets like Sammon Avenue, Cosburn Avenue, and Plains Road are lined with well-kept post-war bungalows and modest brick semis, many lovingly updated by younger families drawn to the area's relative affordability. The vibe here is distinctly suburban-in-the-city. Front yards are tended with care, kids ride bikes on quiet crescents, and neighbours actually know each other's names.
